楼市持续低迷 曝光房产市场10大有效促销手段

招式一：直接降价 　　这一促销手段，由于操作的透明度极高，对于开发商的真情表白，只要打折幅度达到心理价位，购房者都会欣然接受。去年上海楼盘的降价打折幅度从 5%到40%不等，但真正能引发热销的楼盘，降价都在20%以上，比如大华集团的锦绣华城将均价从13500元调整到了9000元，降幅近35%。而万科在上海的三个销售中楼盘，也降了12%-15%。直接降价，除了有“你越降俺越不买”的隐忧，还可能会损害项目或企业品牌形象，所以大华是打着“17周年庆”的旗号，万科则是启动一项“万科点亮生活”的行动。看看这两个地产大腕，连降价都降得“那么帅”。 　　招式二：免费送礼 　　“礼多人不怪”，中国的这句俗语被开发商们演绎得有声有色。在房展会上，司空见惯的是送把洋伞，也能排上几十米的长队。其余的小则送物业费、中央空调、全套橱柜，大则送车库、卫生间、小汽车。当然，消费者也不傻，若礼品正好是那根能改变其心理价位平衡的“稻草”，则会爽快出手，如果所送礼品价值或用途与消费者心理预期相差甚远，则往往会做隔岸观火状，此时开发商也只能是“热脸贴上冷屁股”。上海就有这么个送礼送上瘾的大盘项目，2003年首度开盘之时，就打出“买房送车”的口号，一举打响了“上海康城”的名声，2004年二期时又“买房送黄金”，创下单日售1027套的记录，而2005年3月以来，随着宏观调控辣手频出，此盘演出了戏剧性的一幕：几百个前期已成交客户纷纷退房。而9月重新开盘，虽打出“买房送现金(4-6万)”的新招，岂奈风光不再。由此可见送礼只能是锦上添花，要想逆流而上，怎一个“难”字了得？ 　　招式三：内部员工价 　　这一招最早是被嫁接到商业领域，上海著名的襄阳路服饰市场里，冷不丁地就有人凑上来神秘兮兮地问“名品水货皮包，要不要？”。而浦东的一大型楼盘正大家园，就拿内部员工价说事。按销售人员的话讲，“戴着面纱的女人”就比其它女人的回头率高，可达到购房人高关注度的目的。另外，还可以回避前期高价购房业主来闹事(水岸蓝桥退房事件即为明证)，只有内部员工才能享受如此优惠的价格嘛，至于说内部员工是自住、炒房，开发商是管不着了，反正只要销售放量就行。而事实上，这一价格确实很诱人：均价的五折———目前上海楼市最大的折扣。 　　招式四：搞团购 　　开发商角度，既可免去因降价而招致前期高价成交业主的声讨与退房之胁———“集体买房，批发价天经地义”，又可借机炒作出销售量和知名度。对购房者而言，人多力量大，集体去砍价，还真有点要“翻身做主人”的味道。自去年8月以后，在上海某网站的组织下，团购买房忽然在上海火了起来，有近百家开发商参与，比如嘉城、碧林湾、玫瑰99、欧风丽景等多个楼盘团购成功。而且，团购买房热有从上海蔓延到北京等地之势。 　　招式五：无理由退房 　　“无理由退房”，这一招看起来是开发商冒很大风险为消费者着想，但房子毕竟不同于一般小件消费品，真要退起来又谈何容易。首先，装修入住几年后，房子成为“家”的物质外壳，这种浓厚的感情寄托实在非金钱可以估价，因此岂能动辄割舍；其次，中国式买房是“宽进严出”，想退房，程序一大堆；最后，开发商都是项目公司，房子卖完后可能项目公司就不存在了，如承诺期过长，届时即使想退房也怕找不到主。无理由退房实属业内智多星潘石屹(潘石屹博客,潘石屹新闻,潘石屹说吧)所原创，“既然日子过不下去了，不如心平气和地离婚吧”———这是为应付1999年“氨气事件”的危机公关的成功案例。那时楼市正处于上升期，可以说没任何风险，去年上海的新湖明珠，城推出“两年内包退”，可有点在风口浪尖跳舞的感觉。结果证明，这一促销手段并没有明显促进新湖明珠城的销售。 　　招式六：减首付 　　2000年曾有银行推出过零首付，减首付也算是开发商的又一发明。随着银行对购房贷款的“收紧银根”，此时开发商牺牲部分利益而抛出低首付的橄榄枝，对于某些购房者，尤其是上班不久积蓄不多的年轻族当然颇具吸引力。上海闵行的欧风丽景推出首付10%，消费者只要准备一成的首付款，余下的二成首付款，可从某专业投资公司处无息(由开发商支付利息)获取，这笔款项的还款期限为交房时。当然，如果购房者以后的还款能力发生问题或交房时房价猛跌导致购房者不愿付这二成房款，后遗症就会发作，开发商可就“哑巴吃黄连”了。 gene therapy for type 1 diabetes two rodents model effective. animal experiments show that gene therapy for diabetes feasible. vWF predictable diabetic eye disease.
